SURRY Hills may be set to take over from Paddington as one of Sydney's most sought after inner suburbs.

It seems that recently just about every listed Surry Hills terrace has found a new owner at auction.

During the week, a tiny terrace in Arthur Street was sold at a Di Jones auction for $271,000, while solicitor Stephen Roach and Eve McGregor sold their typical Bennett Street terrace for $395,000 through McGrath Partners. The couple upgraded to an $811,000 Paddington property.

Mandy Heimann of Orson Blake in Woollahra bought into Bennett Street for $265,000.

Recently, artist Tim Storrier sold his warehouse home to architectural designer Dragan Nikolovski for $661,000.

In fact, the streets of Surry Hills appear to be regularly dotted with "sold" signs.

The house of Australian Opera baritone Neil Kirby and landscape designer Peter Nixon in Riley Street - complete with Burke's Backyard featured garden - was sold before auction for $302,000.

Di Jones agent Gail Florence said the Surry Hills market was just brilliant.

"The average figure for the first open for inspection for any terrace in Surry Hills is 100 people," Ms Florence said.

Recently 12 contracts were issued for the sale of a house in Collins Lane, which changed hands for $315,000 at auction.

"It is a very buoyant market. The area is becoming very fashionable with lots of little cafes about and nice restaurants and shops opening all the time.

"A lot of the terraces were bought inexpensively years ago and have been totally revamped and are now attracting young professionals as the owners upgrade," Ms Florence said.

But while Surry Hills might be bubbling along nicely, it appears that the rain kept people away from yesterday's auctions, with only 11 houses selling of the 25 offered.

Agents netted $2.5 million and the average sale price was $227,270. The clearance rate was a low 44 per cent.
