Prices Fail To Rise As Market Rallies

The Sydney residential auction market finished stronger this week with a clearance rate of 40 per cent, up three points on last week's 37 per cent rate.
The number of properties listed for auction was also up on last week's results. Agents sold 207 of 516 properties submitted, compared with the previous week when 185 of 488 were sold.
But despite the higher volume of auctions, the total value of sales was slightly lower at $52.6 million, compared with the previous week's total of$53.3 million.
* L.J.Hooker sold 37 of 96 residential properties listed, for $7.8 million. A two-level, four-bedroom house in James Bellamy Place, West Pennant Hills, sold for $385,000.
* Raine and Horne sold 14 of 40 properties listed, for $5.3 million. A two-bedroom Federation house in Pine Street, Randwick North, fetched $242,000
* Richardson and Wrench sold nine of 55 properties, for $3.5 million. A four-bedroom family house in Wyargine Street, Mosman, sold for $885,000.
* Laing and Simmons sold 13 of 23, for $4.5 million. A large house in The Avenue, Newport, fetched $498,000.
* Century 21 sold seven of 17 listed, for $1.8 million. A three-bedroom house in Melville Avenue, Strathfield, sold for $335,000. In the week before, Century 21 sold eight of 34, for $1.5 million. A three-bedroom house in Underwood Street, Prairiewood, fetched $165,000.
* First National sold 14 of 31, for $3.5 million. A two-bedroom brick cottage in Muttama Road, Artarmon, sold for $245,000 through R.T.Forsyth.
* Ray White sold 24 of 64, for $6.3 million. A three-bedroom house in Woolcott Road, Earlwood, fetched $181,000.
* Bradfield and Pritchard sold three of 10 properties, for $1.1 million. A two-bedroom bungalow in Transvaal Avenue, Double Bay, sold for $550,000.
* Strathfield Real Estate sold three of four properties, for $1.9 million. A five-bedroom Victorian house on The Boulevarde, Strathfield, fetched$950,000.
* The Professionals sold eight of 12, for $1 million. A two-bedroom unit in Epping Road, Marsfield, sold for $163,800 through K.G.Hurst Real Estate, Eastwood.
* Montano Realty sold five of six properties, for $1.2 million. A house in Henley Marine Drive, Rodd Point, fetched $246,000.
* Combined Real Estate sold eight of 11, for $339,500. They were all blocks of land in Flora Avenue, Wentworth Falls; the cheapest sold for$34,000.
* Blake Kittle sold two of five properties listed, for $405,000. A four-bedroom terrace in Great Buckingham Street, Redfern, fetched $240,000.
* Robert R.Andrew sold seven of 16, for $1.1 million. A three-bedroom house in Birmingham Street, Merrylands, went for $140,000.
* Sydney Independent Auctions sold 17 of 31, for $4.8 million. A flat in Lower Wycombe Road, Neutral Bay, fetched $176,000 through Hand Messara.
* Elders sold 15 of 27, for $3.6 million. A four-bedroom sandstone cottage built in 1858 in Collins Street, St Ives, fetched $720,000.
* Asset Realty sold only one property of six listed, for an undisclosed sum. It was a three-bedroom house in Trafalgar Avenue, Lindfield.
* McGrath Goodhope sold three of five, for $581,000. A two-bedroom terrace in Fitzroy Street, Surry Hills, went for $172,000.
* Gilmour and Sons sold both properties listed, for $320,000. A two-bedroom house in Macleay Street, Ryde, fetched $178,000.
* Nationwide Realty sold seven of 21, for $2.1 million. A three-bedroom house in Lister Avenue, Seaforth, fetched $225,000.
